Keystone Ranch is the part of Keystone most people never see from the gondola. It sits west of the ski base, spread across a high meadow on the valley floor, built around an 18-hole golf course from the Robert Trent Jones II group. Where most of Keystone is condominiums stacked near the lifts, Keystone Ranch is large single-family homes on private lots, bordered by national forest and framed by the Gore and Ten Mile ranges. It is a different kind of property and a different pace of life.
For the right buyer, that tradeoff is the whole appeal. You give up walking to the lifts, and in exchange you get space, quiet, and a real house instead of a lock-and-leave condo. If that is what you are after in Keystone, this is close to the only place in town that offers it.

What makes Keystone Ranch different
The golf course is the anchor. It runs across roughly 100 acres of the ranch and is one of the highest 18-hole courses in the country. At its center is the original Smith family homestead, now the Keystone Ranch House restaurant and golf pro shop, with the rail fences and rough-hewn buildings kept intact. That history is part of why the neighborhood feels settled in a way the resort base does not.
These are established homes, not new construction. Lots are large, trees are mature, and the houses were mostly built when land here was still plentiful. Some have been fully renovated or scraped and rebuilt, so condition varies more than the age suggests, and that is exactly where the diligence goes.
Keystone Ranch is governed by protective covenants and an architectural review board. What you can build and how you can remodel is controlled. If you are planning a project, read that file early. For most buyers here the covenants are a feature, not a burden, because they are the reason the neighborhood still looks the way it does.

Short-term rentals in Keystone Ranch
Start with jurisdiction, because in Summit County the mailing address is often the worst guide to which rules apply. The Town of Keystone runs its own short-term rental program, and at the town level there is currently no cap and no waitlist. That sets Keystone apart from Breckenridge and Frisco, where the license supply is limited.
Here is the detail that decides it for most buyers. The Keystone Ranch HOA currently limits an owner to four rentals per year, of any length. That is four rentals total, not four short-term bookings, so this is not a neighborhood you buy as an income property.
The town having no cap does not change that, because the HOA rule is stricter and it controls. Confirm the current HOA policy in writing before you buy. For the buyer who wants a quiet street without rotating renters next door, that limit is part of the appeal.
Two more things worth knowing. Where a short-term rental is allowed, the town lodging tax is collected from guests on top of the nightly rate, like a hotel tax, not carved out of what you earn. And a Keystone short-term rental license does not transfer with the sale. A new owner applies for their own. Who Keystone Ranch suits
This is a neighborhood for the buyer who wants a genuine single-family home in Keystone, with room, quiet, and golf out the door, rather than a condo near the lifts. It draws second-home owners, eventual full-timers, and golfers who value the setting over ski-in convenience.
The honest tradeoffs: you are a few minutes from the River Run and Mountain House base areas, not on the slopes, and it is a higher entry point than the condo buildings closer in. That does not make it a worse buy. It makes it a different one, and for the person who wants this, nothing else in Keystone really substitutes.
