Ski Tip Ranch sits east of the resort, tucked into the trees toward Keystone Gulch and the historic Ski Tip Lodge. It is townhomes, not stacked condos. Two, three, and four-bedroom units with private garages, wraparound decks, and views toward the Continental Divide. You give up walking to the lift, and in exchange you get space, quiet, and a setting that feels a world away from the base while still sitting under a mile from it.
This is the Keystone option for the buyer who wants a real home to spread out in rather than a lock-off near the gondola. The free resort shuttle runs to the slopes, and in summer a paved path connects toward the golf courses and the rec path system. It is a different way to own at Keystone, and for the right buyer it is the better one.

What Ski Tip Ranch is, and what it is not
It is a genuine townhome community. Multiple bedrooms, a private garage, a deck, room to actually settle in. The units carry a rustic-elegant mountain feel, with vaulted timber ceilings and walls of glass facing the forest and the ridgeline. That is a different thing to own than a unit stacked in a village building.
What it is not is ski-in, ski-out, and that is the honest tradeoff. You reach the slopes by the free shuttle or a short drive rather than a walk out the door. For a buyer who values quiet, trees, and space over stepping onto the snow from the lobby, that trade is easy. For someone who wants to ski to lunch and back, it is the wrong building, and it is better to know that up front.

Renting at Ski Tip Ranch
Keystone allows short-term rentals with a town license, and at the town level there is currently no cap and no waitlist. A larger townhome here rents to guests who want room and a longer stay rather than a quick ski-in weekend, which can mean fewer, longer bookings than a base studio.
Two things to keep straight. The town lodging tax is collected from the guest on top of the nightly rate, like a hotel tax, not taken out of your revenue, and a Keystone license does not transfer on sale, so a new owner applies for their own. A town license also does not override the community, so confirm what the Ski Tip Ranch HOA allows before you plan on nightly rental. What to check before you buy
- The specific unit's setting. Views, privacy, and afternoon light vary a lot across a forested townhome community. See the actual unit and where it sits, not just the floor plan.
- Private hot tub or community. Some units have their own, others share. It matters for both your use and rental appeal, so confirm which you are buying.
- HOA dues and reserves. Townhome dues cover different things than a full-service building. Get the current figure, what it includes, and the reserve and assessment history in writing.
- How you will get to the mountain. Shuttle timing and winter parking are part of daily life here. Ride the route mentally before you buy so the location fits how you actually ski.
