Keystone · Mountain House · Walk To The Peru Lift
Tenderfoot Lodge sits at Keystone's Mountain House base, not in River Run, and that is the first thing to get straight because the two feel different. Mountain House is the original, quieter base, and Tenderfoot is a short walk from the Peru Express lift, right along the Snake River and the rec path. It is an elevator building with a heated garage and one of the most complete HOA packages in Keystone. For a buyer who wants walk-to-lift access without the River Run crowds, this is a strong, often overlooked option.

Keystone has two base areas, and buyers conflate them all the time. River Run is the newer, busier village with the gondola and the plaza. Mountain House is the original base, smaller and quieter, served by the Peru Express and Argentine lifts. Tenderfoot is a Mountain House building. You will sometimes see it described loosely as near the gondola, but the gondola is in River Run, roughly a mile and a 15 to 20 minute walk away. What Tenderfoot is close to is the Peru lift, a short walk from the door.
Why it matters: the two bases attract different buyers. If you want nightlife, restaurants, and the busiest scene, River Run is your side. If you want a calmer base, easier parking, quick lift access, and generally a better value for the same square footage, Mountain House deserves a serious look. Tenderfoot is a good example of getting walk-to-lift access without paying the River Run premium.
Not sure whether Mountain House or River Run fits how you actually ski? I will walk you through the tradeoff. 303-907-9129 or TZimmerman@SliferSummit.com.
The thing that makes Tenderfoot stand out is how much the HOA covers. Documented inclusions run to heat, gas, cable, internet, water, sewer, trash, snow removal, and common-area maintenance. That is close to all-in. When nearly every recurring cost except your own electricity sits inside one predictable dues payment, the real cost of owning is much easier to plan than it looks on a spreadsheet, and that is a genuine advantage for an out-of-town owner.
The riverside setting is the other draw. The building sits along the Snake River with two oversized hot tubs in a landscaped courtyard and the rec path at the door, and it backs to National Forest. The honest notes to verify are the current dues for the specific unit and the exact amenity list, since a few features get described inconsistently in listings. I confirm those before an offer rather than taking the marketing at face value.
Tenderfoot is a popular vacation-rental building, but confirm the current rules for the parcel before you count on income. Keystone's short-term rental picture shifted when the town incorporated, so start with the Keystone short-term rental rules, verify the parcel on the Summit County GIS tool, and read the HOA's rental policy. A short-term rental license does not transfer when a property sells. Pricing moves through the year, so I keep live numbers on the Keystone condominiums page rather than quoting a figure here.
