Keystone is a building-by-building market, and that is not a cliche. River Run Village, Mountain House, Lakeside Village, and the golf corridor are all within the same resort boundary, but they have meaningfully different characters, different price points, and attract different buyers. Picking the right village for how you plan to use the property is the most important decision you will make in the Keystone market, and it is one most buyers do not think carefully about until they are already deep into the search.
Keystone became Colorado's newest incorporated town on February 8, 2024, after residents voted to incorporate the prior spring. It has its own town council and home rule charter now, which means some information you find online describing Keystone as unincorporated Summit County is out of date. Worth knowing if you are doing research.

Skiing at Keystone
Keystone averages around 235 inches of annual snowfall and is consistently reliable for early and late season conditions. One thing that stands out: the night skiing operation. Keystone has one of the best night skiing programs in Colorado, running on multiple runs until 8pm on most evenings. For buyers whose guests or family ski on weekday evenings, or for buyers who want to extend a ski day without an early alarm, that program is a genuine differentiator most buyers do not weigh heavily enough when comparing resorts.

Summer in Keystone
Golf
Keystone Golf operates the River Course and the Ranch Course, two legitimate high-altitude golf experiences that attract players across the season. For buyers who want resort-quality golf accessible from their property, Keystone delivers this in a way that not every Summit County town can.
Mountain biking and hiking
The resort runs lift-assisted mountain biking on the ski terrain through the summer, and it is a legitimate mountain biking destination rather than just a ski resort filling a slow season. Hiking access from within the resort is solid. Buyers who want summer trail activity from their doorstep have it here.
Keystone Lake and the Snake River
Keystone Lake in the village offers paddleboarding and kayaking in summer, and the Snake River running through the resort area adds a natural quality to the summer environment that buyers who have only visited in ski season tend to miss. It is not the sailing scene you get at Lake Dillon, but it is pleasant and it is there.
Buyers who want a year-round animated town should look at Breckenridge or Frisco. Buyers who want a high-quality ski experience, reasonable summer access to the mountain and the golf courses, and a lower price point than Breckenridge should look here.
The free ski shuttle running throughout the resort is a genuine quality-of-life feature that gets overlooked in property comparisons. You do not need to drive from village to village during ski season. That changes the calculus on Lakeside Village especially, which is further from the lifts but very well-connected by the shuttle system.
Keystone villages and neighborhoods
River Run Village
River Run is the heart of the resort. The gondola base is here. Most of the dining, the activity, and the resort energy concentrates here. It is the most recognizable and most in-demand part of Keystone, and the pricing reflects it: River Run has the highest price per square foot at the resort.
The village is compact and walkable within its own footprint. You can get from your unit to the gondola, to dinner, and to the free shuttle pickup without a car. In ski season that convenience is real and guests who book Keystone specifically want it.
Unit configurations in River Run range from studios to three-bedrooms, with lock-off configurations mixed throughout. A true lock-off, where you can rent the studio portion independently from the larger space, changes how you can use and potentially generate income from the unit. Worth understanding what you are buying before assuming two similar-priced units are the same product.
Best for: Buyers who want maximum walkability to the gondola and the most concentrated dining and activity scene, and who are willing to pay the premium for it.
Mountain House
Mountain House sits a short shuttle ride from everything River Run has, but it is not on your doorstep. Prices at Mountain House are generally below River Run for comparable square footage. The access is nearly as strong, the vibe is quieter, and the savings are real. For buyers who are not attached to being on the gondola specifically, Mountain House often makes more sense than the River Run premium suggests.
Best for: Buyers who want strong ski access and a quieter village feel, and who do not need the concentrated dining and activity scene of River Run.
Lakeside Village
Lakeside Village is the most underappreciated area in Keystone, and buyers who take the time to understand it often end up here. It is the quietest of the three main villages: wooded, set back from the resort core, with lake access and condo buildings that tend to have more amenities per dollar than what you find at River Run.
The catch is that the ski lifts are not walking distance. The free resort shuttle connects Lakeside to the lifts effectively, but if you need to walk out your door onto snow, this is not the village for you.
Best for: Buyers who want a quiet, amenity-rich setting with lake access and are comfortable using the shuttle instead of walking to lifts.
Golf Course and Keystone Ranch Area
The golf corridor around Keystone Ranch is a different category from the ski villages. Single-family homes and townhomes along the golf courses, more land, more privacy, and a residential feel that has nothing to do with the resort base areas. The buyer here is not looking for ski-base convenience. They want the Keystone address and access, including the golf courses and the free shuttle, while owning something that feels more like a mountain home than a ski condo.
This area tends to have larger footprints and lower price per square foot than River Run, though larger absolute prices for the biggest homes on the nicest fairways. Turnover is lower than in the condo villages and the community skews toward buyers who plan to use the property frequently over many years rather than turn it over.
Best for: Buyers who want space, residential feel, and golf access over ski-base proximity. A different use case than the village condos.
