Soda Springs is a townhome-style condo community in the quieter Soda Ridge pocket of West Keystone. It is not slopeside. You ride a free resort shuttle to the lifts, and in exchange you get more space, a well-liked pool and clubhouse, and a more accessible price than the buildings right at the base. For a buyer who cares more about square footage and a relaxed setting than walking to a chairlift, that is a trade worth making. It just needs to be the trade you actually want.

Shuttle-served, not slopeside, and why that can be fine

The honest headline is that Soda Springs is not ski-in ski-out. You take a free Keystone resort shuttle to the lifts, and it runs frequently and also connects to River Run. A few listings over the years have loosely called the area ski-in ski-out, and that is not accurate. Set the expectation correctly and you will be a happy owner. Set it wrong and you will be annoyed every morning.

Here is the thing most buyers miss: a large share of Keystone owners ride the shuttle anyway, because parking at the base is limited and the shuttle is genuinely convenient. If you are the kind of buyer who was going to shuttle regardless, you are not giving up much, and you are getting a townhome-style unit with more room and a lower entry point than the base buildings. For maybe seven out of ten buyers the slopeside premium is worth it. For the other three, Soda Springs is exactly the right call.

Soda Springs comes in two phases. Soda Spring I on Wild Irishman Road dates to 1981, and Soda Spring II on Soda Ridge Road to 1984, so the specifics and layouts differ a little between them. In the MLS the community appears as Soda Spring at Keystone, singular, even though it is marketed as Soda Springs. The units are the draw: two-level, townhome-style floor plans with vaulted ceilings, skylights, and private decks, and several have lock-off or finished lower levels that push the usable space well beyond the base square footage. These live more like a small home than a stacked condo.

The tradeoffs to go in knowing: these are stair-access townhomes with no elevator, and the all-in HOA dues are not small relative to unit size, though they bundle a lot, including most utilities, internet, the shuttle, and the exterior. The amenity set is a real strength. The outdoor heated pool here is one of the better ones in Keystone, and the clubhouse with its indoor hot tub rounds it out. Confirm the current dues and the full amenity list for the specific unit, since a few features vary by phase.

Address, jurisdiction, and rentals

A couple of Soda Springs units carry a Dillon mailing address even though they are in Keystone, which is a reminder that the mailing address does not settle which rules apply. Confirm the parcel's jurisdiction on the Summit County GIS tool before you assume anything about short-term rentals. Keystone's rental landscape also shifted when the town incorporated, so start with the Keystone short-term rental rules and read the HOA's own policy. A short-term rental license does not transfer on sale. Pricing moves through the year, so I keep live numbers on the Keystone condominiums page rather than quoting a figure here.
