Walk-to-the-gondola condos in River Run, and one of the easiest ways into Keystone ownership.

Silver Mill is one of the condo buildings in River Run Village at Keystone, a short walk from the gondola. It runs from studios up to a handful of larger units and penthouses, and because so many of the floor plans are studios and one-bedrooms, it is one of the more attainable ways to own inside Keystone Resort rather than a drive away from it.
It is built for the way people actually use a ski condo. Lock it, leave it, and rent it out when you are not using it. If you are looking at Keystone as a place that can carry some of its own cost through rental income, Silver Mill is one of the first buildings worth understanding.

Why buyers look at Silver Mill
The location does most of the work. From most units it is a few minutes on foot to the gondola, and the village is right there, so a guest or an owner can park once and not touch the car again until they leave. That walkability is exactly what a nightly renter is paying for, and it is why River Run buildings tend to stay busy.
The amenity set punches above the unit sizes. Three hot tubs, a sauna, a fitness room, heated underground parking, ski storage off the lobby, and pool access next door at Dakota Lodge. For a studio or one-bedroom owner, that shared amenity package is a large part of the appeal, both for your own use and for how the unit shows to renters.

If you are buying to rent
This is where Keystone has a real advantage right now. The Town of Keystone runs its own short-term rental program, and at the town level there is currently no cap and no waitlist. In Breckenridge or Frisco, license supply is limited. At Keystone you can still get one.
A few specifics that catch buyers more often than you would think:
The license is yours, not the property's. A Keystone short-term rental license does not transfer when the home sells. A new owner applies for their own, so do not assume the seller's license comes with the unit.
The tax is paid by the guest. The town lodging tax is collected from the guest on top of the nightly rate, like a hotel tax. It is not carved out of what you earn.
The HOA still has a say. A town license does not override the building. Confirm what the Silver Mill HOA allows for nightly rental before you count on a given strategy.

What to check before you buy
Silver Mill is a straightforward building, but a condo purchase lives in the details. The work is usually there, not in the listing photos.
- HOA dues and what they cover. In a building like this, dues typically carry heat, common areas, and the shared amenities. Get the current figure and what is included, in writing.
- Reserves and assessments. Ask about the reserve study and any planned or recent special assessments. An older building with heavy amenities has real maintenance behind it.
- How you will run it. Decide whether you will self-manage or use a rental company, because that changes your net more than the nightly rate does.
- Studio versus one-bedroom. The two rent and resell differently. Which one fits depends on whether you are optimizing for your own use, for rental yield, or for resale, and they are not the same answer.

Is Silver Mill ski-in, ski-out?
It is a walk-to-lift building rather than true ski-in, ski-out. Most units are about a four-minute walk to the River Run Gondola, in the heart of the village.
What size units are in Silver Mill?
Mostly studios and one-bedrooms, with some two-bedrooms and a few penthouse units. The studios and one-bedrooms are what make it an entry point at Keystone.
