How I use the data

More business, but not one uniform market

The headline is positive. First-half sales volume increased about 9% from 2025, transaction count increased about 4%, and residential average sale price reached its highest point in the report's five-year comparison.

But averages are especially slippery in a small mountain market. Frisco condominium and townhome volume nearly doubled, while Silverthorne condominium and townhome volume declined. At Copper Mountain, the average condo and townhome sale price fell 19%, yet price per square foot was essentially flat. That is a good example of a change in what sold, not necessarily a 19% change in property values.

The report is useful context, not a pricing shortcut. Location, condition, views, rental rules, HOA health and the specific building or neighborhood can matter more than the countywide trend.

Explore Summit County real estate by town

Breckenridge does not move exactly like Frisco, and Copper Mountain does not behave exactly like Silverthorne. Use the community guides for the lay of the land and the market reports for current listings and recent sales.

Breckenridge

Single-family and duplex volume rose to $267.2 million, while condo and townhome volume declined to $86.4 million.

Frisco

Condo and townhome sales increased from 37 to 50, and volume nearly doubled to $64.2 million.

Silverthorne

Single-family and duplex activity increased, while condo and townhome volume fell to $50.8 million.

Dillon

Single-family and duplex volume rose 47%, while condo and townhome sales fell from 45 to 27.

Keystone

Condo and townhome sales jumped from 87 to 129, with $163.4 million in first-half volume.

Copper Mountain

Condo and townhome sales increased from 16 to 23, while price per square foot remained nearly flat.

One fun personal footnote: The Copper Mountain section features my sale of Spruce Lodge #191 among its notable sales. I represented both the buyer and the seller on the $831,600 transaction.
