Tucker Zimmerman is a Summit County Realtor with Slifer Smith & Frampton specializing in Dillon and the surrounding Lake Dillon area. If you are looking at Dillon real estate and want a straight read on what the market is actually doing, which buildings make sense for your goals, and how the STR picture shakes out, I am the right call.
Dillon is one of the most underrated markets in Summit County. It does not have Breckenridge's name recognition or Frisco's walkable Main Street, but what it does have is Lake Dillon right there, a central location that puts you within reasonable range of every major resort, and a price point that often makes more sense than neighboring towns once you do the math.
The town core sits along the shoreline of Lake Dillon Reservoir. The amphitheater is a genuine asset, the marina is the best in the county, and the rec path runs right through town along the water. Summer in Dillon is legitimately excellent. The town is not trying to be something it is not, which is part of what makes it work.
Central Summit County location means Keystone and Arapahoe Basin are the closest major ski areas, Frisco and Copper are a short drive west, and Breckenridge is accessible without the traffic nightmare of driving into town on a powder day. For buyers who want flexibility and do not want to be locked into one resort ecosystem, Dillon is a strong base.
One thing I always flag early: some properties with a Dillon mailing address are not actually inside the Town of Dillon. Dillon Valley, Summit Cove, and some properties closer to Keystone carry Dillon addresses but sit in unincorporated Summit County. That distinction matters a lot when it comes to STR licensing, which I will get to below. If you have a specific address, ask me before you assume.
Dillon is a small town but the location within it still matters. The full breakdown including Summit Cove and Dillon Valley is in the Dillon Neighborhood Guide. Quick version:
Not sure how these areas compare for your goals? One conversation usually sorts it out.
Condos make up a large share of Dillon's inventory and range from older lake-view units to more recently updated buildings. As with any Summit County condo purchase, HOA health is the thing most buyers underweight. Reserve funds, insurance coverage, and deferred maintenance situations vary significantly from building to building. I pull HOA documents on every deal I work. See Dillon condos for sale.
Single-family homes and townhomes are more spread across the Dillon area including Corinthian Hill and Dillon Valley. More space, more storage, typically more privacy. See Dillon homes for sale.
Whatever type you are looking at, lake views command a premium in Dillon and hold it well. Properties with direct rec path access or marina proximity also tend to outperform in resale. Factor those in from the start.
Dillon's STR program is one of the more accessible in Summit County. The Town of Dillon requires a local STR license plus a Summit County license, but there is no hard tonnwide cap system creating a 9 to 12 month waitlist the way Frisco currently has. If STR timeline matters to you, that is a real advantage. You can realistically get licensed and renting within a few months of closing on a Dillon property inside town limits.
The distinction to watch: properties in Dillon Valley, Summit Cove, and other areas carrying Dillon mailing addresses but located in unincorporated Summit County fall under the county's basin-based STR program, not the town's. Two completely different licensing processes, caps, and fee structures. The Summit County GIS tool tells you definitively which program applies. Confirm before you make an offer, not after.
Dillon STR quick facts
Town of Dillon license required for properties inside town limits. Summit County license also required. Licenses do not transfer on sale. Properties with Dillon addresses outside town limits use the county basin program instead. Guest tax applies at checkout. Confirm current availability and license status before going under contract.

Lake views, marina proximity, rec path access, and amphitheater walkability are your strongest selling points and they should be front and center in how the property is positioned. Buyers comparing Dillon to Frisco and Silverthorne need to understand what makes the lake lifestyle distinct. It is a strong option for buyers who want lake access, central Summit County location, and a lower price point than Breckenridge or resort-base properties. The amphitheater, marina, and rec path make summer genuinely excellent. Ski access requires a drive but you have multiple resorts reasonably close. Happy to talk through whether it fits your situation.
Yes, and the path is more accessible than you might expect. Properties inside Town of Dillon limits can get licensed without the lengthy waitlist you run into in Frisco right now. You need both a town license and a Summit County license. Properties outside town limits with Dillon addresses use the county basin program instead. Verify jurisdiction first. Full details in the Dillon STR guide.
Frisco has the more walkable Main Street and slightly more central location. Dillon has the lake right there and often a better price-per-square-foot on lake-view units. Both are strong markets. The right choice depends on whether the lake lifestyle or the town walkability matters more to you.
Depends on what you are optimizing for. Marina district and town core for walkability and lake proximity. Corinthian Hill for views and a more residential feel. Dillon Valley for value and space but different STR rules. The Dillon Neighborhood Guide has the full breakdown.
