On the water at Lake Dillon
Lake Dillon is the reason a lot of people love Dillon, and Soda Creek puts you close to it. The setting is water and trees rather than ski base: the lake, a creek running through, trails nearby, and long views out to the peaks. It is a summer-forward neighborhood in a county that is often sold on winter, and it still keeps you minutes from Keystone and close to the I-70 corridor when the snow flies.
Larger homes, and an established neighborhood
The homes are spacious single-family places, anywhere from two to six bedrooms and roughly 2,150 to 5,200 square feet, with two and three-car garages. Because this is an established neighborhood, you see the full spread from well-kept originals to fully updated homes, which brings me to the one thing I always tell buyers here.
In an older neighborhood, condition is half the decision
When homes have some age, what has and has not been updated matters as much as the location. Two homes with similar views and lots can be very different buys once you look at the roof, the mechanicals, and the kitchens and baths. So in Soda Creek I spend as much time on the condition and update history of a specific home as on the setting. It is not a knock on the neighborhood; it is just how you buy well in an established one.
Renting it out? Short-term rentals here are regulated locally by zone and the HOA may weigh in, so review the Summit County short-term rental rules and the HOA documents for the specific home before you build income into the plan.
