Location and views
Corinthian Hill sits above Dillon on the south side of Lake Dillon, directly across from the marina. The position gives most of the neighborhood genuine lake and mountain views, with the Ten Mile Range and Gore Range forming the backdrop depending on orientation. These are not marginal views. Most of the listings here will tell you the truth about that.
The marina is across the street. The Dillon Reservoir Recreation Path runs through the area. Dillon Town Park, the Farmers Market, and the Dillon Amphitheater are all within easy reach.
Highway 6 runs below the neighborhood. Properties higher on the hill tend to be quieter than those closer to Corinthian Circle, and building position matters. It is worth paying attention to on a showing.
HOA structure: master plus sub-associations
Corinthian Hill operates with a layered HOA structure. There is a master HOA for the broader community, which covers shared amenities including the clubhouse, pool, hot tub, sauna, and tennis courts. Each ownership type, the condos, townhomes, and single-family homes, then has its own sub-association that handles the specific maintenance and structural responsibilities for that product type.
In practical terms, buyers need to request and review documents from both the master HOA and the relevant sub-association during due diligence. That means two sets of financials, two sets of meeting minutes, and two reserve studies to evaluate. It also means two monthly dues amounts to factor into carrying costs.
