Dillon has plenty of condos near the water. What it does not have much of is a newer building, in the town core, with an elevator and parking you drive into instead of shovel. La Riva del Lago is one of the few. For a second home you visit on weekends and over holidays, that combination matters more than people expect. You arrive with ski gear and groceries, park underground, take the elevator up, and you are in. No hauling bags up an exterior staircase in a storm.
The location does the rest. You can walk to the Dillon Marina, the Dillon Amphitheater for summer concerts, and the shops and restaurants along the town core. That is a different kind of ownership than a condo up a hill where you drive everywhere. It is also why these units hold interest from buyers who want the lake-town lifestyle without a single-family home to maintain.

An in-town lakefront condo in a newer elevator building sits at the higher end of the Dillon condo market, and the HOA reflects the building: elevator, underground garage, and the shared systems that come with newer construction are not free to run. For the right buyer that is money well spent, because it buys the lock-and-leave convenience and the walkable location. For a buyer chasing the lowest entry price into Summit County, it is not the play, and that is fine. Those are different buyers.
The other honest note is size. This is not a sprawling resort complex with a pool deck and a front desk. It is a smaller, residential building. If a big amenity package is what you are after, I will point you somewhere else. If you want a quiet, well-located place that feels like a home rather than a hotel, it is worth a look.
Dillon has its own short-term rental rules, and they are set by the Town of Dillon, not by the county or your mailing address. Before you count on nightly rental income here, read the Dillon short-term rental rules and confirm the building's own HOA policy in writing. A license in Summit County does not transfer when a property sells, so a current owner renting legally tells you the use is possible, not that it automatically carries over to you. I treat that as something to verify before an offer, not after.
