Waterview uses four named floorplan families. Within each family, individual residences vary in orientation, floor level, and view. Higher floors generally offer stronger lake and mountain views. Position within the building matters: some units face the lake directly, others face the mountains or the surrounding Dillon streetscape. The Tenmile 2 is the most common plan in the building, appearing on every residential floor. The Sapphire three-bedroom plan carries meaningful price variation depending on floor and position -- the difference between a third-floor and sixth-floor Sapphire is not trivial.

The Town of Dillon currently does not cap the number of short-term rental licenses, which puts it in a different position than Frisco, which has a waitlist, or Breckenridge, which uses a zone-based cap system. For buyers who want STR income as part of their ownership strategy, Dillon's current licensing structure is worth paying attention to.
That said, the HOA rules for Waterview Residences will govern what is actually permitted in the building, regardless of what the town allows. Those rules have not yet been finalized and published. Before purchasing with short-term rental income as a material part of your financial plan, verify the HOA's rental policies directly. The town license is step one. The HOA is step two.

Keystone is the closest resort -- roughly ten minutes. Arapahoe Basin is not much farther. Breckenridge, Copper Mountain, and Vail are all reachable without the traffic patterns that affect some other Summit County locations during peak season.
Dillon has also invested meaningfully in its downtown in recent years. The amphitheater draws strong summer programming. The marina supports sailing, paddleboarding, kayaking, and motorized boating on one of Colorado's largest reservoirs. The Dillon Farmers Market, lakefront events, and bike path connections to Frisco, Silverthorne, and Breckenridge make this a genuinely usable year-round base, not just a ski season property.
