Red Hawk Lodge is one of the River Run buildings at Keystone, and one of the closest to the gondola. What separates it from the entry-level buildings nearby is where it starts. There are no studios here. Red Hawk begins at one-bedrooms and runs up to two-bedrooms, and it carries a fuller amenity set than most of River Run, including a heated pool, a fitness center, and a steam room. It was built in the late 1990s.
That combination is the point. You get a real bedroom and a door that closes, a serious amenity package for your own stays and for renters, and you are still a short walk from the lifts and the village. For a buyer who wants a little more than a studio but does not want to leave the base, this is one of the buildings to know.

What sets Red Hawk apart in River Run
Two things, really. The first is the amenity package. A heated pool, hot tubs, a fitness center, and a steam room is a heavier set than most River Run buildings carry, and it matters more than it looks. It is what you use on a cold afternoon, and it is a large part of how the unit shows to a renter comparing buildings.
The second is the floor plans. Starting at one-bedrooms, with two-bedrooms available, Red Hawk is more livable than a studio for a couple or a small family, and it still locks up and leaves clean. You give up the lowest entry price in the village, and in return you get a unit people actually want to stay in for a week.

If you are buying to rent
Keystone is one of the easier places in Summit County to run a short-term rental right now. The town operates its own program, and at the town level there is currently no cap and no waitlist, unlike Breckenridge and Frisco. Red Hawk's gondola proximity and pool are exactly the features that keep a nightly rental booked.
The license is yours, not the unit's. A Keystone short-term rental license does not transfer when the property sells, so a new owner applies for their own.
The tax is the guest's. The town lodging tax is collected from the guest on top of the nightly rate, like a hotel tax, not taken out of what you earn.
Check the building. A town license does not override the HOA. Confirm what the Red Hawk Lodge HOA allows for nightly rental before you build a plan around it.

What to check before you buy
- What the dues cover. A pool, a steam room, a fitness center, and heated parking are real operating costs. Get the current dues and what is included, in writing, and know that a heavier amenity building carries heavier dues.
- Reserves and assessments. The building dates to the late 1990s. Ask about the reserve study and any recent or planned special assessments before you are attached to a unit.
- One-bedroom versus two-bedroom. They rent and resell to different buyers. Which one fits depends on whether you are buying mostly for your own use, for yield, or for resale.
- Which way it faces. Position in the building affects light, noise from the village, and slope views. It is worth seeing the specific unit, not just the floor plan.

No. It is a walk-to-lift building, one of the closest in River Run to the gondola, a few minutes on foot. You are not stepping onto the snow from the door, but you are very close to it.
