Independence is a new townhome community going in on the old Gold Rush Lot, directly across Park Avenue from the BreckConnect gondola. That location is the whole story. It is as close to the gondola and Main Street as any in-town community gets, and the homes are large, new-construction townhomes rather than stacked condos. It is a small project at the very top of the Breckenridge townhome market, so it rewards buyers who want to understand it early rather than after the good units are spoken for.

The location does the heavy lifting

In-town Breckenridge and slopeside Breckenridge usually force a choice: walk to Main Street, or be near the lifts. Independence is one of the few addresses that gets close to both. You are across the street from the gondola, which runs to the Peak 7 and Peak 8 base areas, and a short walk from the restaurants and shops on Main Street. The lot also backs to the Pence Miller and Peaks trail network and borders National Forest, so the summer access is as good as the winter.

What I tell buyers is that this kind of location does not come available often in town, which is most of what you are paying for. The homes themselves are a real step up from the typical in-town condo: new construction, three levels, attached garages, elevators in most plans, and modern heating and cooling. If your priority is a large, low-maintenance home you can walk from to the gondola, there is very little that competes with it.

Independence is being built and sold now, so the usual new-construction questions apply, and they matter more than they do on a resale. Confirm the delivery timeline for the specific home, what is standard versus an upgrade, and the warranty and builder before you write an offer. With only sixteen residences, the mix of floor plans and the best positions within the site go early, so the readiness advantage is real here. I would rather have you asking those questions up front than discovering the answers at closing.

One amenity point to get right, because listings blur it: the big resort amenities people associate with the project, like pools and a spa, are access privileges at the Grand Colorado on Peak 8, not facilities inside Independence itself. On site, the homes have their own garages, ski lockers, and bike storage. That is a good arrangement, but know the difference so your expectations match reality.

Dues, rules, and where it fits

Because it is new, confirm the HOA dues and exactly what they cover directly with the developer, since those figures are still settling in and are not always reflected in early listings. On rentals, Breckenridge regulates short-term rentals by zone, so if nightly or short-term use is part of your plan, confirm what is allowed for this parcel.
