Highland Greens is where a lot of buyers land when they want more home for the money and a quieter setting, and they are willing to drive to the lift to get it. It sits just north of Breckenridge off Highway 9 near Tiger Road, with the Breckenridge Golf Club directly across the street and the Swan River and the Colorado Trail close by. The land was the town ballfield decades ago before it grew into the townhomes and lodge that are there now, and it kept that open, north-of-town feel.
The honest tradeoff is the same one that makes it a value: you are not walking to a chairlift here. You drive or take the bus, five to ten minutes depending on where you are headed. In exchange you get square footage, a garage, light, and a golf-and-trails setting that lives just as well in July as it does in February. For a buyer who actually spends time here rather than only chasing powder days, that is often the better deal.

The range is wide, from small one-bedroom condos to four-bedroom townhomes over 2,000 square feet, so the right comparison really depends on the exact home. The larger townhomes run into Breckenridge luxury pricing and work as a primary or a serious second home, while the smaller condos and the Highland Greens Lodge are the value way in. If you are shopping the top of the range, it is worth seeing where a given home sits against the broader Breckenridge luxury market. And as with anything up here, look past the dues to what the HOA actually covers and how well funded it is, because the monthly number alone does not tell you the cost of ownership.
Questions I get
Is it ski-in ski-out?
No. It is a north-of-town, golf-course setting, so you drive or bus to the lifts. That is the tradeoff for more space and a quieter location.
What is the difference between Highland Greens and the Lodge?
The Lodge is the amenity condo building in the middle of it, generally the smaller, more affordable, more rental-oriented units. The townhomes around it run larger, have garages, and sit higher up the price range.
Does it work year round?
Yes, and that is a real part of the appeal. With the golf course, the river, and the trails right there, it lives well in summer and shoulder season, not just ski season.
