So the open ground behind these homes is golf from spring through fall and cross-country skiing and snowshoeing all winter. You are not looking at a dormant fairway for six months.
Day to day, this is a quiet, low-density pocket where the neighbors are mostly other custom homes on their own lots. It is not a place you walk to dinner. You will drive into town for restaurants, the ski area and groceries, and most owners here consider that a fair trade for being on the course.
The Homes
These are custom houses, not a developer product, and they were built over about two decades, so no two are quite alike. Most are four or five bedrooms and generously sized, with a handful that run considerably larger. Garages are split between two and three cars, and a few have more than three.
What they do have in common is the era they were built in and the intent behind them. Great rooms with vaulted ceilings, stone fireplaces and heavy timber show up again and again, and so does an orientation toward the course, with deep decks and patios and, more often than not, a hot tub. Individual homes have included wine rooms, steam showers, media rooms and dedicated offices. None of that is standard across the neighborhood, so if a particular one of those matters to you, it is worth saying so early.
A few homes here also carry access to shared amenities, which can include a clubhouse and a common hot tub. That varies property to property rather than applying to the whole neighborhood, so check what a specific home actually conveys.
What to Know Before You Buy
Fairways at Breckenridge shares streets with the Highlands at Breckenridge, and the two are physically intermixed on the ground. Addresses on the same road can belong to different subdivisions with different covenants and different associations. That is not a problem, but it does mean the neighborhood name on a listing is not enough on its own. Confirm the legal description and which association actually governs the home before you write.
Being on a golf course is mostly upside and occasionally not. Maintenance crews start early in the season, play runs past the back of the house through the day, and an errant ball is part of the deal. Most owners here think about that for one summer and then stop noticing, but it is worth walking a specific lot before you decide.
The homes are custom and range across roughly two decades of construction, so condition varies more than in a uniform subdivision. On the earlier end, ask when the boiler, roof, deck and exterior finish were last addressed. Those are the items that matter at this elevation, and they are knowable before you buy.
