If you have spent any time looking at the Highlands at Breckenridge, you already know it is not one neighborhood but a collection of them. Riverfront is the newest and, lately, the busiest. It sits along the Blue River on the north side of the golf course, and it is where a lot of the recent construction and the most activity in the Highlands has landed. If you want a newer home in the Highlands and you want to actually find something for sale, this is usually where I start.

Where Riverfront fits in the Highlands

The Highlands is the golf-and-trails side of Breckenridge, built around the Jack Nicklaus Signature course and the Nordic center, a few minutes north of Main Street. Filings like Highlands Park and Braddock Hill have been around for years. Riverfront is the newer chapter, and its pitch is simple: current construction, a river at your back, and the golf course and trails out front, without giving up the free bus ride into town. For a buyer who likes the Highlands idea but does not want an older home or a rebuild, it is the path of least resistance.

The homes are newer, and more varied than you would expect

These are recent single-family builds, generally three to five bedrooms, and the size range is genuinely wide, from around 1,300 square feet up to the mid 4,000s. That surprises people. It means Riverfront is not only big trophy homes; there are more manageable floor plans mixed in, which gives you a real range to work with depending on how much house you actually want. Expect current finishes, open living built around the light and the views, and two-car garages. Because the homes are new, the systems are current and the upkeep is light, which matters if you are not here all the time.

Golf in summer, trails year round, the river all the time

The setting is what you are buying. The Blue River runs along the neighborhood, the golf course is right there for the summer half of the year, and the Highlands trail network is good enough that a lot of owners walk or ride more than they drive. It is quieter than being in the middle of town, and for many second-home owners that trade is exactly the point: you are ten minutes from Main Street but it feels like you are tucked into the trees along the water.

Planning to rent it? Breckenridge licenses short-term rentals by zone, and the rules can change. Before you build rental income into the math, check the current Summit County short-term rental rules and the HOA documents for the specific home.

How I think about Riverfront versus the rest of the Highlands

If newer construction and low maintenance are near the top of your list, Riverfront usually wins inside the Highlands. If you want a specific established home, a larger or more private lot, or a certain golf-course or meadow view, we look at the other filings too. There is no wrong answer here, only a fit. A quick word on the market

Riverfront has been one of the more active corners of the Highlands, so you will usually see more here than in the older, fully built-out filings. Where values land depends on the lot, the view, and the finish, and current conditions move over time.
