Highlands Glen
Highlands Glen is seven parcels on Glenwood Circle, and it sits at the top of the Highlands on both measures of size. The median sold home is near 5,500 square feet, the largest of any filing in the community, with the middle half between roughly 4,200 and 6,000 and a full range of about 3,400 to 6,100. Build dates run 2006 to 2014 with a median year of 2008. Bedrooms run four to six.
Quick Take
Highlands Glen is seven homes on Glenwood Circle with the largest typical home and the largest lots in the Highlands. It's the top of the community on size and on specification.
It's also close to impossible to shop. Nine sales across seven homes in two decades, plus no MLS neighborhood designation, means getting in here runs through direct notification rather than a search.
The Homes
Highlands Glen is seven parcels on Glenwood Circle, and it sits at the top of the Highlands on both measures of size. The median sold home is near 5,500 square feet, the largest of any filing in the community, with the middle half between roughly 4,200 and 6,000 and a full range of about 3,400 to 6,100. Build dates run 2006 to 2014 with a median year of 2008. Bedrooms run four to six.
For scale: the typical home here is roughly 800 square feet larger than in Highlands Park, which is the largest filing by count, and about 1,500 larger than in the Golf Course filing. This is the upper end of the community by size, and not by a small margin.
Nine sales across seven homes in about two decades is the thinnest activity in the Highlands other than Willow Run. Some of these homes have traded once. Comparable sales in the usual sense barely exist here, which means pricing one takes reasoning from the broader Highlands and from the specific home rather than from the filing.
The Largest Lots in the Highlands
Lots here run about 1.5 to 2.09 acres, the largest in the community. Combine that with the largest typical home and you have the thing that actually separates this filing from everything else in the Highlands.
The practical side is what you'd expect from real acreage at this elevation: long driveways, serious snow management and meaningful grounds upkeep. On a home this size those aren't small line items. I'd budget them as part of carrying the home rather than as an afterthought, because they don't go away in a light snow year.
Specification, and How You Actually Find One
The build specification here is the highest in the Highlands. Features that recur across listings include cascading exterior water features, in-house oxygenation, four primary suites, and garages of three cars and up.
The oxygenation systems are worth understanding rather than skimming past. They raise the effective oxygen concentration inside the home, and a lot of people find that it meaningfully improves how they sleep at Breckenridge elevation. It's a real build-cost item and an ongoing mechanical system, not a finish upgrade, so it should be inspected and its maintenance history reviewed like anything else with moving parts.
Here's the practical problem with this filing. Highlands Glen doesn't exist as a neighborhood option in the MLS, so it can't be set up as a saved search the way the larger filings can. Availability has to be tracked by address on Glenwood Circle. If this is the target, the way in is to have somebody watching it directly, because an automated search won't see it.
Have your eye on Highlands Glen? This filing can't be tracked through a normal search, so notification has to be manual. I watch Glenwood Circle directly and I'd be happy to let you know the moment something moves. 303-907-9129 or TZimmerman@SliferSummit.com
Short-Term Rentals
The Highlands sits inside Town of Breckenridge limits, so the town's short-term rental licensing program and its zone-based caps govern nightly rentals rather than county rules. Covenants in the individual filings can restrict rentals further, and in a single-family golf community those rules are often stricter than buyers expect. Confirm current license availability for the specific parcel and read the filing's covenants before counting on rental income. Start with the Breckenridge short-term rental rules. The zone that applies to a specific parcel can be looked up on the Town of Breckenridge short-term rental zone map.
