Home / Breckenridge, CO Real Estate / Highlands at Breckenridge / Discovery Ridge
Discovery Ridge
Discovery Ridge is about 12 parcels off Gold Run Road and Lake Edge Drive, and it's the most size-consistent filing in the Highlands. Sold homes run roughly 4,300 to 5,500 square feet, and the middle half sits between about 4,500 and 5,000. That's the tightest band in the community. The median is near 4,900, bedrooms run four to five, and build dates run 2006 to 2019 with a median year of 2008.
Quick Take
Discovery Ridge is the filing where you can still build in the Highlands. Custom sites have remained available, construction is active, and builders have been willing to adjust plans.
The existing homes are the most consistently sized in the community, clustered between roughly 4,500 and 5,000 square feet, which makes pricing unusually legible for a filing this small.
The Homes
Discovery Ridge is about 12 parcels off Gold Run Road and Lake Edge Drive, and it's the most size-consistent filing in the Highlands. Sold homes run roughly 4,300 to 5,500 square feet, and the middle half sits between about 4,500 and 5,000. That's the tightest band in the community. The median is near 4,900, bedrooms run four to five, and build dates run 2006 to 2019 with a median year of 2008.
A range that narrow is worth noticing. In most Highlands filings a listing can land anywhere across a 4,000 square foot spread. Here the homes really are alike in scale, which means the comps read clearly even though there have only been eight sales.
Wine rooms and game rooms show up repeatedly in this filing, which is consistent with the size of the homes.
The One Filing Where You Can Still Build
Discovery Ridge is the part of the Highlands where building is still a live option rather than a historical one. Custom home sites have remained available, new construction is active, and builders here have been open to plan changes rather than holding to fixed plans.
That makes this the shortest path to a new home in the Highlands. Everywhere else in the community, building means buying an existing home and taking it down. Here the lots exist.
Two things to confirm before you count on it. Site availability changes, and it's the fastest-aging fact on this page, so verify what's actually left rather than working from anything written down, including this. And get clear on the design review and covenant requirements early, because in a platted golf community those govern more of the build than most people expect and they drive the schedule more than the builder does.
What to Check on the Existing Homes
With a median build year of 2008, the completed homes here are coming up on twenty years, though the filing runs to 2019 and there's newer product in it. That's a wide enough spread that the filing name won't tell you what you're inspecting.
On the older end, price the usual high-country replacement items: boiler, roof, decks, windows and exterior finishes. On the newer end you're mostly buying time before any of that comes due, which is worth something and should be reflected in what you pay.
Thinking about building in the Highlands? Discovery Ridge is realistically the only filing where that's still on the table, and what's available changes. I'd be happy to find out what's actually left right now rather than what was true last year. 303-907-9129 or TZimmerman@SliferSummit.com
Short-Term Rentals
The Highlands sits inside Town of Breckenridge limits, so the town's short-term rental licensing program and its zone-based caps govern nightly rentals rather than county rules. Covenants in the individual filings can restrict rentals further, and in a single-family golf community those rules are often stricter than buyers expect. Confirm current license availability for the specific parcel and read the filing's covenants before counting on rental income. Start with the Breckenridge short-term rental rules. The zone that applies to a specific parcel can be looked up on the Town of Breckenridge short-term rental zone map.
