Upper vs. Lower Woodmoor

Boreas Pass Road, built along the route of a historic narrow-gauge railway, physically bisects the subdivision, and locals talk about Woodmoor in two halves. Upper Woodmoor sits above the road on larger, more remote parcels, mostly custom-built single-family homes along with a scattering of triplexes and duplexes. This is where the panoramic Tenmile Range views are best, and where you'll find the most privacy and the longest drive to town.

Lower Woodmoor sits below the road and is home to the Baldy Mountain Townhomes, along with a few smaller condo enclaves like Hideaway and Woodridge tucked into the trees off side roads. It's closer to town and generally more affordable than Upper Woodmoor, while still keeping the wooded, residential feel that defines the whole area.

Woodmoor is not inside Breckenridge town limits. Despite the Breckenridge mailing address, Woodmoor sits in unincorporated Summit County, east of the actual town boundary. Zoning, permitting, and STR rules follow county regulations rather than the Town of Breckenridge's. Confirm jurisdiction on the Summit County GIS map before assuming which rules apply to a specific property.

Access and Amenities

The Summit Stage, the county's free bus system, serves Baldy Mountain Road, which is a real convenience given how far Upper Woodmoor sits from the lifts. The neighborhood also sits right next to the Baldy Mountain trailhead, a genuine local favorite for hiking and snowshoeing in summer and winter alike.

Worth knowing upfront: Woodmoor does not have a shared clubhouse, pool, or fitness facility for the subdivision as a whole. This is a residential neighborhood of individually owned properties, not a resort-style complex. A few of the smaller sub-communities within Woodmoor, like Hideaway Condos, may have limited shared amenities of their own, but there's no umbrella amenity package the way there is at some other Breckenridge-area communities.
