The Homes

Gold Run is a small filing of about 26 parcels, and it's one of only two in the Highlands that actually sits on a golf nine rather than near one. Sold homes run roughly 2,700 to 6,000 square feet, with the middle half between about 3,500 and 4,700 and a median near 4,000. Build dates run 2005 to 2021 with a median year of 2007, and bedrooms run three to six.

Size-wise this tracks the Golf Course filing much more closely than it tracks the big inland filings. A median near 4,000 square feet is roughly 700 below Highlands Park and 1,500 below Highlands Glen. If you want to be on golf here without buying one of the largest homes in the community, Gold Run and the Golf Course filing are the two places that produce that.

With 26 parcels and 26 sales on record, this filing has turned over about once. That's thin. Expect to wait for the right home rather than pick from several, and expect any single sale to carry more weight in the comps than it would somewhere larger.

The Beaver Nine

The Breckenridge Golf Club runs 27 holes across three nines: the Bear, the Beaver and the Elk. It's town-operated and the only municipal Jack Nicklaus Signature course in the country. The Golf Course filing sits on the Bear. Gold Run sits on the Beaver, and that's the cleanest way to keep the two golf filings straight.

The Beaver opened in 1987 as the club's second nine and takes its name from the beaver ponds scattered along holes 6, 8 and 9. That's worth knowing, because greenbelt and stream siting come up repeatedly in listings here and the water on this nine is real rather than decorative.

Water adjacency is a nice feature and also a due-diligence item. If a lot sits near a pond, stream or wetland, I'd want the survey, the improvement location certificate and any drainage or wetland documentation before writing. It usually checks out. It's just not something to find out afterward.

In winter the golf landscape gets groomed and run as Nordic terrain by the Gold Run Nordic Center, based at the clubhouse.

One Street People Miss

Addresses here fall on Fairways Drive, Glen Eagle Loop and Gold Run Road. Glen Eagle Loop alone accounts for roughly a third of the sales in this filing, and it's the one buyers most often miss when they search the Highlands by filing name.

That matters practically. If you're running a saved search on the subdivision label, you can leave a third of the activity out of view without realizing it. Watch the streets, not just the filing name. It's also worth confirming the legal description on any Fairways Drive home, because there are separate subdivisions near the golf club with similar names and the MLS labels around that street haven't always been consistent.

Short-Term Rentals

The Highlands sits inside Town of Breckenridge limits, so the town's short-term rental licensing program and its zone-based caps govern nightly rentals rather than county rules. Covenants in the individual filings can restrict rentals further, and in a single-family golf community those rules are often stricter than buyers expect. Confirm current license availability for the specific parcel and read the filing's covenants before counting on rental income. Start with the Breckenridge short-term rental rules.
