Copper Mountain is the easy end of the Summit County short-term rental map. The whole resort sits inside the county's Resort Overlay Zone, which means no numbered zones, no license cap, no waitlist, and no annual limit on rental nights, unlike the county's neighborhood-overlay areas that are capped at 35 booked nights a year. If a property at Copper is not deed-restricted, you can license it and rent it as often as demand supports after you close. That makes the buying decision simpler, and it moves the real work to two questions most buyers do not ask early enough: is the unit deed-restricted, and what does the building's HOA allow. Every listing here is in Copper Mountain only.

No zones, no cap, no waitlist, no night limit. The Resort Overlay Zone does not cap licenses or booked nights, so you can license the property and rent it as many nights as demand supports. The county license runs about $250 a year.

Low tax and deep, rentable inventory. Copper's short-term rental tax is 8.375%, among the lowest in the county with no extra town layer, and the resort is condo-heavy and built around the base villages, exactly the product that rents well by the night.

What to check anyway

Deed restriction. Copper has workforce-housing units that cannot be short-term rented. The county's own rules do not override a deed restriction, so this is the first thing to rule out.

The HOA. A building can require its own rental program, set minimum stays, or restrict rentals regardless of the county. The county allowing it does not mean the HOA does.

Two more details apply to every Summit County purchase. First, the license does not transfer on sale, so whatever the current owner holds, you apply for your own after closing.
