The catch is scale. This is a very small community, so listings are rare. If a home here fits what you want, the right move is to be ready before it hits the market, not after.

What The Legends at Copper Creek is

Most of the homes here are duplex-style, meaning two homes share a single common wall, and there are some single-family homes in the mix as well. They were built in the late 1980s through 1990, so the architecture is solid mountain construction from that era, with roomy floor plans that run from roughly 2,200 to about 2,850 square feet. Sunken living rooms, dedicated dining rooms, real kitchens, laundry or mud rooms, and an attached garage show up again and again. Four and five bedroom layouts are the norm.

What that adds up to is space. A lot of Copper buyers start out looking at condos and townhomes, and then realize they want room to spread out, a garage for gear, and a driveway that holds more than one car. The Legends answers that without asking you to build a custom home from scratch. The honest tradeoff: inventory is thin

Here is the part I make sure buyers understand up front. The Legends is a very small community, one of the more limited pockets of larger homes at Copper. Only a handful of homes exist, and in a lot of stretches nothing is for sale at all. The mistake I see is a buyer deciding they love The Legends, then waiting for the ideal listing at the ideal price. In a community this size, that patience can mean years of nothing coming up.

That is not a reason to walk away. It is a reason to prepare. If this is the community you want, the practical move is to get your financing and your priorities set in advance, so that when a home does list you can act instead of scramble. I can also keep an ear out and flag a home here before it is widely marketed. In a market this small, being early is most of the advantage.
