Being able to click in at your own door and ski home at the end of the day is the one thing you cannot add later, and the market prices it accordingly. This is my guide to buying it: what actually counts as true ski access, where to find it, and what to check before you write an offer.
Ski-In Ski-Out Prices and Scarcity
Ski-in ski-out is the scarcest and most valuable category in Summit County, and it prices accordingly. It runs from full-service luxury condos at the resort bases to ski-access estates, so no single median captures it, but expect a clear premium over a comparable home even a few blocks from the lifts. What Counts as True Ski-In Ski-Out
- True ski-in ski-out. You can ski directly to and from your door on a run or a ski-back trail, with no shuttle or drive. This is the real premium product and the scarcest.
- Ski access or ski-back. You can reach a lift or run with a short walk, or ski home but ride a lift or shuttle out in the morning. Common and still valuable, but confirm exactly how it works.
- Walk to the lifts. Close enough to walk, which many buyers are happy with at a lower price than true door-to-slope access.
- The verification. Marketing language is loose here. Always confirm on the ground, ideally in ski season, exactly how you get from the door to the snow and back.

Breckenridge

Keystone
Ski-base condos and homes around River Run and the mountain, with genuine ski access and the most open rental licensing in the county.
Copper Mountain
A true ski-in ski-out base village, almost entirely condos, with an open resort-zone rental path and mountain access as the whole point.
Frisco, Silverthorne and Dillon
These towns sit below the resorts and are not ski-in ski-out to the lifts. They trade ski-access convenience for lake access, value and central location.
Before You Buy
Verify the access in person. The single most important step. Confirm exactly how you ski to and from the door, ideally during the ski season, before you rely on any listing description.
Read the HOA and any rental program. Ski-base buildings often have higher dues and, in some cases, mandatory or in-house rental programs. See the HOA fees guide.
Confirm the short-term-rental path. Resort zones are often the most open, but confirm the specifics with the short-term rental regulations and the building.
Weigh condo vs home. At the ski base, full-service condos give you lock-and-leave and amenities, while the rare ski-access home gives you space and privacy at a premium.
