Villas at Prospect Point is a 90-unit condominium community in Frisco, Colorado, a short walk from the Dillon Reservoir Recreation Path, the Frisco Bay Marina, and Main Street. Every unit has an attached one-car garage, which is not a given in Summit County condo buildings of this era. Before you decide, it is worth looking at the full range of homes for sale in Frisco before you settle on a neighborhood.
This is not a ski-base building. It is a well-located residential community that works for full-time residents, second-home owners, and long-term renters. If you want to walk or bike to the lake, access the rec path directly, and come home to a garage, it is hard to find a better-positioned condo in this price range in Frisco.
Unit types and floor plans
| Type | Count | Approx. sq ft |
|---|---|---|
| 1-bedroom (some with den) | 22 units | ~864 sq ft |
| 2-bedroom | 56 units | ~982 to 1,123 sq ft |
| 2-bedroom with loft | 12 units | ~1,420 sq ft |
Buyers looking for 3+ bedrooms should see Prospect Point Townhomes, which share a master HOA with the Villas.
Location and what it actually gets you
The rec path is directly accessible from the community. From there you can reach the Frisco Bay Marina, the lake, Dillon, Keystone, and Breckenridge on pavement without touching a road. In summer that access is the main reason buyers choose this location over other Frisco options at a similar price point.
Main Street Frisco is close enough to walk for dinner or events. The Thursday Concerts in the Park, the marina, and most of what makes Frisco worth owning in are reachable on foot or bike from here.
For skiing, Copper Mountain, Breckenridge, and Keystone are all a short drive. A Summit Stage bus stop sits at the community entrance, which matters during ski season when driving to a resort and dealing with parking is not always worth it.
On lake views: The Villas are near Lake Dillon and have convenient access to the marina and rec path, but units do not have lake views. Buyers looking for lake views from a condo should look at Towers at Lakepoint or similar buildings positioned directly on the water. The Villas' value proposition is location and access, not views.
HOA dues and what they cover
HOA dues cover the essentials without loading owners for resort amenities they may not use. What is included:
|
Covered by HOA dues
|
Owner responsibility
|
Each unit has its own natural gas forced air furnace, so owners control their own heat usage rather than sharing a central system. That matters both for comfort and for utility costs.
The HOA maintains strong reserves. The association is well-positioned to handle capital needs without special assessments. That said, buyers should always review current HOA financials and documents during due diligence. I am happy to walk through those details with any serious buyer.
Short-term and long-term rentals
Short-term rentals are permitted by the HOA. The constraint is at the town level, not the building level. The Town of Frisco caps STR licenses at 25% of residential units townwide. That cap has been reached, and new applicants join a waitlist currently running approximately 9 to 12 months.
Licenses do not transfer when a property sells. The seller's license does not pass to you at closing. You apply fresh and join the waitlist. If rental income is part of your plan, build roughly a year into your timeline before launch.
Long-term rentals are allowed without restriction. For more detail on town-level rules: Frisco STR rules and Summit County short-term rental regulations.
Parking
Every unit has a one-car attached private garage. There is also ample surface parking throughout the community. No parking permits are required and there is no enforced limit on the number of vehicles per unit.
The HOA asks that vehicles be moved periodically in winter to allow for snow removal operations. Vehicles that are unused, in disrepair, or not moved regularly may be addressed by the HOA.
Not allowed:
- Trailers
- Campers
- RVs
Who buys here
Compared to most Summit County condo communities, the percentage of full-time residents at Villas at Prospect Point is relatively high. Second-home owners here tend to stay for extended periods rather than short weekend trips. The combination produces a quieter, more residential feel than you find in buildings oriented primarily around ski-season rentals.
The community works well for buyers who want Frisco's rec path and lake access, need a garage, and prefer a neighborhood feel over a resort feel.
Renovations and HOA approval
Common updates include kitchen renovations and flooring upgrades. All remodel work must be submitted to and approved by the HOA before starting.
Flooring updates are subject to sound insulation requirements to protect livability in adjacent units. Requests are typically reviewed and approved within a few days. The process is not burdensome, but skipping it is a problem. Start with the approval request, not after the work is done.
Questions about a specific unit?
I can help you evaluate unit type, HOA financials, STR timing, and how a specific property compares to others in the building or nearby. I live here, so I can answer questions that most agents would not be able to.

Can you hear I-70 from Villas at Prospect Point?
Yes, with windows and doors open you can hear highway noise. It is not obnoxious. The community is not on a downhill grade, so you do not get the jake brake noise that affects some Dillon and Silverthorne locations. That said, I-70 is audible from most places in Frisco if you are listening for it. Buyers who are sensitive to traffic noise should visit with windows open to form their own read.
Does Villas at Prospect Point have lake views?
No. The community is near Lake Dillon and has direct access to the rec path and marina, but units do not have lake views. Buyers specifically looking for lake views should evaluate buildings positioned on the water, such as Towers at Lakepoint.

What type of heat do the units have?
Each unit has its own individual natural gas forced air furnace. Owners control their own heat independently.
Does each unit have a garage?
Yes. Every unit includes a one-car attached private garage.
Is there additional parking? Are permits required?
There is ample surface parking throughout the community. No permits are required and there is no enforced limit on vehicles per unit. Vehicles should be moved periodically in winter to allow snow removal.
