Frisco CO Condominiums for Sale

Looking for a condo in Frisco, Colorado? You’re in the right place. Frisco offers the best mix of walkable town living, quick access to multiple ski resorts, and a true year-round Summit County lifestyle. This page helps you compare condo options, understand HOA realities, and narrow down which buildings fit your goals. A condo is one slice of the wider Frisco real estate market, and it helps to see where it fits.

Tucker Zimmerman, Summit County Realtor with Slifer Smith & Frampton, helps buyers and sellers navigate Frisco condo pricing, HOA documents, rental considerations, and the details that matter once you’re here full-time or visiting often.

Why Frisco Is a Top Choice for Condo Buyers

Frisco sits at the center of Summit County, which makes it one of the most convenient home bases in the mountains. You can be on Breckenridge, Copper Mountain, Keystone, or Arapahoe Basin quickly, and you’re also close to Lake Dillon, the marina, and miles of paved and dirt trail networks.

What locals appreciate most is how easy daily life can feel in a mountain town. Main Street is genuinely walkable for coffee, groceries, and dinner. The Dillon Reservoir Recreation Path is right here for biking and running. And when I-70 traffic gets heavy, Frisco’s multiple route options can be a real quality-of-life advantage.

Why Buy a Condo in Frisco?

Condos in Frisco are popular for good reasons: lower exterior maintenance, lock-and-leave convenience, and amenities that can make mountain living easier. They can be a smart fit for second-home owners, full-time residents who want less upkeep, and buyers who want to be close to town without the price point of a single-family home.

Common benefits

  • Low-maintenance ownership: snow removal, exterior upkeep, and common area maintenance are typically handled through the HOA.
  • Amenities: many buildings offer hot tubs, pools, fitness areas, clubhouses, or shared outdoor space.
  • Location: many Frisco condo communities are close to Main Street, Lake Dillon, and the Rec Path.
  • Transit access: the free Summit Stage bus system connects Frisco to nearby towns and resort base areas.

Things condo buyers should watch closely

  • HOA dues and what they cover: two buildings can have similar monthly dues but very different inclusions (heat, cable, water/sewer, exterior insurance, amenities).
  • Special assessments: older communities may have large projects that can impact cash flow and affordability.
  • Rules that affect your lifestyle: pets, parking, storage, hot tubs, and remodel restrictions vary widely by HOA.
  • Insurance and financing: some condo associations can create extra hurdles for certain loan types. It’s worth reviewing early.

Short-Term Rentals in Frisco

Many buyers ask about short-term rental potential. Frisco is a strong vacation market, but the practical answer depends on the exact property, HOA rules, and the town’s current licensing environment. Before you buy with rental income in mind, you’ll want to confirm:

  • Whether the HOA allows short-term rentals and any minimum-stay or on-site management requirements
  • Whether the unit already has a STR license, and if that license is transferable (often it is not)
  • Any current licensing limits or waitlist considerations

If STR is part of your plan, start here: Summit County short-term rental regulations.

Popular Frisco Condo Buildings to Explore

Frisco has everything from smaller complexes with simple amenities to newer, higher-finish options closer to Main Street. If you want to go deeper on specific buildings, these are good starting points:

9097 Flats Bay Club at Frisco
Cedar Lodge Condos Drake Landing Condos
Lake Dillon View Condos Lake Forest Condominiums
Lakepoint Circle Mount Victoria Lodge
Mountain Side Condos Prime Lofts
River Glen Condos Tarn Landing Condos
Ten Mile Island Timberline Cove Condominiums
Towers at Lakepoint Woodbridge Inn Condos

Not sure which building matches your priorities? Tell me what matters most (walkability, amenities, HOA costs, rental flexibility, views, parking, storage), and I’ll point you toward the best fits.

What Condos Cost in Frisco

Pricing in Frisco varies based on location, building age, amenities, and whether the unit has been updated. The practical difference between two condos at similar price points is often the HOA structure, upcoming maintenance, parking setup, and whether the layout works for how you actually use the property.

If you want a quick reality check on what a budget can buy right now, I’m happy to send a short list of current options that match your goals.

Frisco Condo FAQs

Can you short-term rent a condo in Frisco?

Sometimes, and it depends on two layers. The Town of Frisco licenses short-term rentals and has run a waitlist, and separately each building HOA sets its own rules on whether short-term rentals are allowed at all. Licenses do not transfer when a unit sells, so confirm both the town status and the HOA rules before you count on rental income.

What do HOA dues cover in a Frisco condo?

It varies a lot by building. Two condos with similar monthly dues can include very different things, from heat, water and sewer, and cable to exterior insurance and amenities. Compare what the dues include and the reserve health, not just the number.

Is there a transfer tax when buying a Frisco condo?

Frisco charges a 1% real estate transfer tax on property inside town limits, paid at closing. Some properties with a Frisco mailing address sit in unincorporated Summit County, which has no town transfer tax, so the address alone does not settle it.

Are Frisco condos a good investment?

For the right buyer, yes. The central location and walkable town support steady demand. Whether a specific condo works depends on the building rental rules, the HOA dues, and the carrying costs, which is worth running before you buy rather than after.

How do the Frisco condo buildings differ?

They range from smaller, simpler complexes to newer buildings with more finish and amenities, and they differ on walkability to Main Street, proximity to Lake Dillon, HOA costs, and rental flexibility. The building you want depends on which of those matters most to you.

Who can help me compare Frisco condo buildings?

That is what I do. I am Tucker Zimmerman, associate broker with Slifer Smith and Frampton. Tell me what matters most, walkability, amenities, HOA costs, rental flexibility, views, or parking, and I will point you to the buildings that fit. Call or text 303-907-9129.

Is a Frisco Condo Right for You?

A Frisco condominium can be a great fit if you want a home base that is central, easy to use year-round, and simpler to maintain than a standalone home. The best results come from matching the building to your lifestyle and reviewing HOA documents early, not after you’re under contract.
