Mountain Side Homes for Sale in Frisco, Colorado
A short walk from Main Street, an established neighborhood of single-family homes with amenities most Frisco neighborhoods do not have: an indoor pool, hot tubs, tennis, and private lake access.
Written by Tucker Zimmerman, Summit County Realtor with Slifer Smith & Frampton
Mountain Side sits at the south end of Frisco, off Fifth and Sixth Avenue, close enough to walk to Main Street and right up against the trails. What sets it apart from most of Frisco is that it is a planned community with a real amenity package, the kind of indoor pool and hot tub setup you usually only find attached to a big condo building, shared here by the homes as well. If you want a single-family home in town with those amenities behind it, this is one of the few places in Frisco that delivers both.

What makes Mountain Side different
The amenities are the honest headline. Homeowners here share the same MountainSide amenity complex as the neighboring condos: an indoor pool, multiple hot tubs, a sauna, a fitness room and clubhouse, tennis and racquetball courts, and access to a private lake. For a single-family home this close to Main Street, that combination is genuinely uncommon in Frisco. Most in-town houses give you the location or the amenities, not both.
The second thing is the range. Mountain Side is not one product. It runs from smaller, simpler homes to larger ones with room to spread out, and there are some duplex-style homes in the mix as well. That means the neighborhood serves a first mountain home and a full-time family house from the same few streets, so what you are really shopping is the specific home, not an average.
And the location does a lot of quiet work. You are minutes on foot from Main Street, steps from the Rainbow Lake trailhead and the Mount Royal side of town, and a short drive from the Frisco Peninsula, Lake Dillon, and four ski areas. It is the kind of spot where you can leave the car parked for the weekend.

Who Mountain Side fits
This neighborhood works well for a buyer who wants a real house in Frisco rather than a condo, values walkability to town, and likes the idea of a pool and hot tub they do not have to own and maintain themselves. It suits year-round residents and second-home owners equally, and the amenity package is a genuine draw for families and for anyone who wants to use the place hard in both seasons.
It is less of a fit if you want a large private lot or a brand-new build. These are established homes on modest in-town lots, and part of what you are buying is the location and the shared amenities rather than acreage. That is a tradeoff many Frisco buyers happily make, and a few do not, which is worth being clear about before you fall for the pool.
A note on the market here
Because Mountain Side spans such a range of home sizes, a single average price does not tell you much. What a specific home is worth depends on its size, its condition, and where it sits in the neighborhood. Rather than quote a number that goes stale, I would rather pull the current active and recently sold homes for you and walk through what they actually say. Ask and I will send a real picture for the size you are considering.
Common questions about Mountain Side
Where is Mountain Side in Frisco?
At the south end of town, off Fifth and Sixth Avenue, within walking distance of Main Street and right by the Rainbow Lake trailhead and the Mount Royal area.
What amenities do Mountain Side homeowners get?
Homeowners share the MountainSide amenity complex: an indoor pool, hot tubs, a sauna, a fitness room and clubhouse, tennis and racquetball courts, and access to a private lake. It is the kind of package usually reserved for large condo buildings, which is unusual for single-family homes this close to town.
Are Mountain Side homes single-family or condos?
This page covers the single-family homes. The neighborhood also includes some duplex-style homes and a separate set of MountainSide condos next door. If you are open to a condo, the condo building shares the same amenities.
Are there HOA dues at Mountain Side?
Yes. The shared amenities and common areas are supported by association dues, and what they cover varies, so the dues and what they include are worth confirming on any specific home you are considering. I can pull those details for you.
Can you short-term rent a home in Mountain Side?
Short-term rentals in Frisco are licensed by the town and have at times run a waitlist, and the association may have its own rules. Do not assume a home can be rented nightly until you confirm both. Start with the Frisco short-term rental rules, then check the HOA documents on the specific property.
Are Mountain Side homes deed-restricted?
No. These are free-market homes with no local-resident deed restriction, so they are open to second-home and investment buyers as well as full-time residents.
