Apres Shores in Silverthorne

Apres Shores is one of the newest communities in Silverthorne, and one of the most turnkey. It sits right on the Blue River along Blue River Parkway, a short distance from downtown, with contemporary condos built from 2021 onward and additional phases still coming online. For a buyer who wants a modern, low-maintenance place near the water and walkable to Town without taking on a remodel, this is a community worth understanding before you compare it to older buildings in Silverthorne.

Written by Tucker Zimmerman, Associate Broker with Slifer Smith & Frampton, who works the full Silverthorne market from riverfront condos to custom homes.

Home type

New-construction condos, studio to 3 bedroom

Setting

Riverfront on the Blue River

Location

Blue River Parkway, near downtown Silverthorne

Best for

Modern, low-maintenance, walkable ownership

The quick take: Apres Shores is a modern-quality-and-location play, not a fixer. You are buying newer construction with contemporary finishes on the Blue River, close to Town. Because it is so new, one unit looks a lot like the next, so the decision comes down to floor plan, view, phase, and price rather than how much work a place needs.

What Apres Shores is, and who it fits

Apres Shores is a contemporary condo community strung along the Blue River, with residences ranging from studios and one-bedrooms up to two- and three-bedroom floor plans, roughly 600 to 1,650 square feet. The finishes are modern-mountain: quartz counters, clean cabinetry, large windows, gas fireplaces, and private decks that face the water in the riverfront units. Because construction started in 2021 and additional phases are still being completed, much of what sells here is either brand new or close to it.

Because the community is new, there is far less unit-to-unit variation than you find in older Silverthorne buildings, where condition can swing from one renovated unit to the next. At Apres Shores the finishes are consistent and modern across the community, so the differences that matter are which floor plan, which phase, and which exposure a residence has, along with what the HOA covers. A new community's operating budget and dues can still be settling in, so those are worth reviewing on any specific unit.

The honest read: new construction means you give up the character and the larger footprints you find in older Silverthorne properties, and a river-facing unit will sit above one that looks at the parking or the road. That is not a flaw, it is the tradeoff. For a buyer who wants to show up, unpack, and not manage a project, that tradeoff is exactly the appeal. If you want more space or a standalone home, we should also look at Silverthorne's single-family neighborhoods.

Location and setting

Apres Shores runs along Blue River Parkway on the banks of the Blue River, on the south side of Silverthorne. The recreation path is right there, which puts fly fishing, walking, and biking a few steps from the door, and it connects you toward downtown Silverthorne, the shops at the outlets, the rec center, and the Town's growing dining scene. It is on the bus line, so you can leave the car parked and still get around. Silverthorne also sits at the hub of Summit County, within reach of six ski areas, which is a big part of why the in-town location matters here.

Community and amenities

Shared amenities

A community clubhouse and a fitness room, a riverfront setting on the Blue River, and access to the adjacent recreation path. The community is on the bus line for easy access around Silverthorne and the county.

Parking and storage

Parking varies by residence, from a covered assigned carport with a storage closet for skis, bikes, and gear to tandem or assigned garage spaces. Confirm what conveys with any specific unit and phase.

Short-term rentals at Apres Shores

Short-term rental rules in Silverthorne are not a blanket yes or no, and the mailing address is often the worst possible guide to which rules apply. Silverthorne is an incorporated town that runs its own zoned short-term rental licensing program, and some parcels with a Silverthorne mailing address actually sit in unincorporated Summit County under the county program instead. Whether an Apres Shores residence can be rented short term, and under which program, depends on the exact parcel and the HOA, not on the address.

Before you count on any rental income, confirm the current requirements on the Silverthorne short-term rental rules page, check the parcel on the Summit County GIS map, and read the HOA documents for this community. In every Summit County jurisdiction a short-term rental license does not transfer to you on sale, so you would apply as the new owner.

Market note

Because Apres Shores is still delivering new phases, the mix of what is available shifts through the year between resale units and newly finished ones. Rather than quote numbers that go stale, I keep clients on the live Silverthorne market reports and walk through recent Apres Shores activity when you are ready to look. If you want a current read on pricing and what is available, reach out and I will pull it for you.

Apres Shores: pros and things to consider

Pros

New construction with contemporary finishes and low upkeep. Riverfront on the Blue River with the rec path at the door. Walkable to downtown Silverthorne and on the bus line. Clubhouse and fitness room. Turnkey, with little unit-to-unit guesswork.

Things to consider

Condo footprints rather than the space of an older home. River-facing units carry a premium over interior-facing ones. HOA dues and budget can still be settling for a new community. Short-term rental eligibility depends on the parcel and HOA, so verify before relying on it.
