Silverthorne · Wildernest · Top Of Ryan Gulch
Timber Ridge is a full-service condo complex at the top of Ryan Gulch in Wildernest, and it has two things most of its Wildernest neighbors do not: elevators and an indoor pool. That matters more than it sounds. Elevators change who can comfortably own an upper-floor unit, and an indoor pool is usable in January. Add on-site management and a trailhead down the street, and Timber Ridge is a strong, turnkey option for a second home or an investment at a sensible price.

In Wildernest, most of the older condo buildings are walk-ups with outdoor amenities, which is fine until you are hauling gear up two flights or the hot tub is the only thing open in a storm. Timber Ridge is built differently. The three-story buildings have elevators, and the clubhouse pool is indoors and usable year-round. For an owner who plans to hold the place a long time, or who wants it to appeal broadly as a rental, those two features quietly widen the pool of people who will love the unit.
On-site management is the third piece. Having someone in the complex, rather than a number three towns away, is worth real money when you own from out of state and something needs attention in the middle of winter. None of this makes Timber Ridge flashy. It makes it easy, and easy is underrated in a second home.
Want to compare Timber Ridge against Buffalo Ridge and the rest of Wildernest? I will lay out the real differences. 303-907-9129 or TZimmerman@SliferSummit.com.
Timber Ridge dues fold in a lot, generally including heat, water, sewer, trash, snow removal, exterior maintenance, building insurance, and cable. The one item I would pin down is electricity, since listings describe it inconsistently, and whether it is included changes your all-in monthly math. Ask the association directly. As with any early-1980s building, the specific unit and the building's reserve study matter, and I confirm both before an offer. The upside of a comprehensive HOA is a predictable cost of ownership, which is exactly what you want on a place you leave empty for weeks.
Timber Ridge sits about three miles up from downtown Silverthorne and the outlets, with a free Summit Stage bus stop at the property, so you are connected without needing to drive for every errand. The Buffalo Mountain trailhead is a short walk away, and the complex borders National Forest, so summer access is as good as the winter skiing. Five or six ski areas sit within roughly half an hour. Southern-exposure units can see across Lake Dillon toward Keystone, while others look to Buffalo Mountain and Peak One. I can tell you which buildings and floors get which view before you tour.

Yes. The clubhouse has an indoor pool usable year-round, and the three-story buildings have elevators, which is uncommon among Wildernest's older condo buildings.
No. These are free-market condos with no income qualification or appreciation cap. The deed-restricted Timber Ridge that shows up in searches is a different property in Vail.
Generally heat, water, sewer, trash, snow removal, exterior maintenance, insurance, and cable. Confirm whether electricity is included, since listings vary on that point, and review the reserve study.
One and two bedrooms, including two-level units with a loft. A common 2 bedroom plan runs near 888 square feet, with a fireplace, a private deck, and mountain views. Heat is baseboard or hydronic.
A Summit Stage bus stop at the property, the Buffalo Mountain trailhead a short walk away, National Forest at the edge of the complex, and five or six ski areas within about half an hour.
Confirm the current rules for the parcel. Verify the jurisdiction on the county GIS, read the Silverthorne short-term rental rules, and check the HOA policy. Licenses do not transfer on sale.
