What is actually platted here

The two images below carry the approximate parcel boundary in orange and the platted disturbance envelope in cyan. The envelope is the part that matters. It is where a house can go, and on this lot it sits toward the street side where the grade is workable and the utilities are close. I measured it off the recorded plat at roughly 9,800 square feet, which is a working number and not a survey figure. Have your architect read the plat before you assume a footprint. The view

The lot sits above the Elk Course at Breckenridge Golf Club, and the open ground of the course is a big part of why the view holds up. You are looking across the valley floor to the Tenmile Range rather than into the back of a neighbor. The Elk nine opened in 2001 and is one of three Nicklaus designed nines at the club, which the Town of Breckenridge owns.

The slope, the trees and the trail

This is a sloping site, which is the honest headline. Slope is what buys the view here, and it is also what drives foundation design, driveway grade and excavation cost. Budget for a geotechnical report early. The overhead shots also show the public trail crossing the lower part of the parcel. That easement is what connects the neighborhood into the local hiking and mountain biking network, and it is disclosed rather than discovered later.

Access and the street

Discovery Hill Drive is paved, county maintained access is shown at twelve months, and the lot has real road frontage rather than a long shared easement. That matters more than people expect in Summit County, where a lot of the cheap land is cheap because of how you get to it in February.

The setting

The Highlands at Breckenridge is an established subdivision of larger lots on the north side of town, off Tiger Road. Downtown Breckenridge is a few miles away. Gold Run Nordic Center runs its winter operation out of the golf clubhouse at 200 Clubhouse Drive, so the same ground you look at in August is groomed Nordic terrain in January.

What I tell buyers about land at this elevation

One of the biggest mistakes I see on land purchases is treating utilities available as utilities paid for. They are not the same thing. Tap fees for water and sewer, the service line run from the street into your envelope, the driveway, and any electric extension are all buyer cost, and none of them are small at 9,000 feet. On this listing the tap fee status is shown as unknown, which means it is your job to nail down. Get written numbers from the water and sanitation providers and a real site cost estimate from a builder during your inspection period, not after it.

The second thing worth saying plainly is the tax bill. $13,332.84 on a vacant lot looks wrong next to what the finished house down the street pays, and there is a reason for it. Colorado assesses vacant land as nonresidential property at 27 percent of actual value for 2025, while residential property is assessed at roughly 6.25 percent for local government and 7.05 percent for schools. The classification changes when the home is built. Verify the current rates and your projected bill with the Summit County Assessor before you rely on any of it.
